Formats and finishes

What the four surfaces look like.

Four formats cover most paver work, and each one asks something different of the ground beneath it.

Buff concrete pavers laid in an interlocking herringbone field across a driveway, with a charcoal border course along the edge
Driveway, herringboneA tan field with a charcoal soldier course, the pattern that holds under turning vehicle load.
Sand toned paver patio in a modular layout of mixed rectangular sizes, edged against a gravel and agave planting bed
Patio, random modularLight sand tones, chosen to stay cooler underfoot through a summer afternoon.
A wide open joint filled with washed rock running through a field of pale gray concrete pavers
Open drainage jointWashed rock set in a wide joint, so water goes down rather than across.
Paver walkway in a mixed modular layout with a plain border strip on both edges, running straight between gravel and agave beds to a house entry
Front walkwayA straight run to the entry, held between gravel and low drought planting.

What to hold your West Hills contractor to

Sound base work, and a figure that does not move.

Honest written pricing
Your estimate is a fixed written quote with every line set out plainly: base preparation, materials, edge restraints, and labor. On the older tracts near Valley Circle, where a driveway from the 1960s often has to come out first, that removal appears as its own line, so nothing is added quietly at the end.
A visit before a number
Access, grade and whatever is already on the ground move the price more than the square footage does, so the estimate happens on site rather than over the phone. It is free, and it does not ask for a card.
Base work you can check
Under a residential driveway the published minimum is 6 to 8 in of compacted aggregate base, per the concrete paver application guide. Ask any bidder for the base depth in writing, and compare like for like.

West Hills work, up close

Two soils in one town, and the base changes between them.

The far west end of the Valley is really two jobs in one. On the flat tracts near Sherman Way and Vanowen, the older 1960s to 1990s ranch homes of Valley Circle Estates and Castle Peak sit on well-drained alluvial sand, good base material, though the concrete and asphalt driveways poured back then are cracking and ready for a paver overlay or replacement.

West of Valley Circle Boulevard the land climbs toward Castle Peak and the Simi Hills, and the ground changes with it. Those sloping benches carry expansive clay that swells and shrinks with the seasons, so a driveway or patio up there lives or dies on compacted base, real drainage, and edge restraint that holds a slope. It is also where the guard-gated communities are, Bell Canyon, Sterling, Hidden Lake, so the crew schedules gate clearance and stages material for narrow canyon streets before work starts.

The West Hills summer is hot and bright, with average highs in the mid to high 90s, so a good installer steers homeowners toward lighter tan and gray pavers that resist heat-fade and stay cooler underfoot than a dark surface. On the fire-zone lots out west, a stone or concrete paver surface doubles as noncombustible ground for defensible space around the house.

Questions

West Hills paver questions.

What moves a West Hills paver quote up or down?

Most paver projects here come to roughly $15 to $25 per square foot installed, covering base preparation, materials, and labor. A patio of 400 square feet generally falls between $6,000 and $8,800, and a two-car driveway between $9,600 and $15,000. Two local conditions move a quote within that band. The first is the ground, since a flat lot near Sherman Way asks less excavation than a sloping bench west of Valley Circle Boulevard. The second is what is already in place, because removing an aged concrete drive is work in its own right.

What is the difference between pavers and stamped concrete?

Pavers arrive as finished units and interlock over a compacted base, while stamped concrete is a single poured slab textured on top to imitate stone. The distinction turns practical on the clay benches toward Castle Peak. When that ground swells with winter rain and shrinks again through summer, a slab answers with a crack straight through the stamped pattern, and no patch ever blends back in. A paver field absorbs the same movement across thousands of sand joints. Stamped concrete also depends on a surface coating that wears through at the tire tracks.

Does paving over an old slab save money?

Sometimes, and it rests entirely on the slab beneath. A sound, level concrete drive showing only hairline cracks can take an overlay of thinner units, which spares you the demolition and the haul-off. A slab that has heaved, settled at its joints, or cracked through has already failed as a base, and paving over it repeats that failure at a higher elevation. A good many West Hills drives date from the 1960s through the 1990s and fall into the second case. An overlay also raises the finished grade, so garage thresholds want checking first.

Which paver colors hold up best in the West Hills heat?

Light tan, buff, and warm gray are the sensible choices for a large field. Summer afternoons here run in the mid to high 90s with high ultraviolet exposure, and lighter tones both resist visible fading and stay noticeably cooler underfoot, which counts for a good deal on a pool deck used in the afternoon. Deeper charcoal and red tones are better kept for borders, banding, and inlay, where a small area of contrast does the design work without absorbing the heat of a whole surface. Through-body color ages more gracefully than a coating.

Does the soil on my lot change how the base is built?

It does, and West Hills sits on two quite different soils. The valley floor near Sherman Way and Vanowen Street is alluvial sand and gravel, generally well drained and excellent base material, though the alluvium can run three to eight feet deep over hardpan. West of Valley Circle Boulevard, the sloping benches toward Castle Peak carry high-plasticity clay that swells and shrinks with the season. A clay lot wants a deeper compacted base, geotextile separation, positive drainage away from the structure, and rigid edge restraint on the fall.

What upkeep do pavers need after Santa Ana wind season?

Very little, and most of it comes down to joint sand. Autumn winds funnel through the canyons west of here and carry dust, leaves, and grit across a finished surface, and over several seasons they also draw sand out of the joints. Sweeping and an occasional rinse take care of the surface, while topping up the joint sand every few years takes care of the rest. Sealing is optional rather than required, though it deepens color and makes oil marks easier to lift on a driveway.

Numbers for every surface are in the West Hills price ranges, and the build detail behind them is in the West Hills paver guides.

Most work here is one of three things: driveways on the flat tracts, patios and pool decks out back, or the concrete paver lines that tie them together.
